Position Summary
We are looking for a Closer who thrives in a fast-paced, entrepreneurial growth environment. This individual will be responsible for coordinating all aspects of closing including preparing and verifying closing documents, ordering closing instructions, and timely delivery to settlement/title companies of all required documents to be included in the closing package. This person will also be responsible for post-closing activities including corresponding with investors, reviewing and clearing post-closing conditions in accordance with guidelines, packaging of contracts to secondary market investors, transmission of funded loan files to investors, and collection of final loan file documents.
Responsibilities
- Prepare closing instructions, review and approve HUD-1 settlement statements and closing disclosures, input data into the loan operating system, and prepare/print closing packages that match company and investor guidelines
- Perform pre-closing review of loan files prior to releasing closing package, including, but not limited to all preliminary documents provided from the closing agent (e.g., title binder, survey, termite report, deed, closing disclosure, power of attorney and/or trust documentation)
- Ensure that all underwriting, QC and closing conditions are satisfied prior to loan closing and release of the closing package to the closing agent
- Release closing documents, including all at-closing conditions to the closing agent in accordance with company policies and procedures
- Provide funding authorization for disbursement of funds after review of signed closing package
- Calculate funding amount for each loan package, balance figures with closing agent, release wire and fund loan within established deadlines
- Advise all parties of any changes or issues that may occur to ensure high quality standards and customer service
- Contact title companies, county recorder’s offices, attorneys, loan officers, processors and insurance companies to obtain documentation necessary to close mortgage loans
- Serve as liaison between Builders Trust Capital and closing agents
- Daily reconciliation of investor exception reports, warehouse lines, and funding sheets
- Review and obtain purchase advices for the accounting department
- Prepare credit and legal documentation packages for delivery to warehouse custodians and investors, as required
- Input data to investor delivery systems, reconcile and edit systems and/or delivery reports to ensure all errors are corrected prior to data transmission and/or file delivery
- Transmit and/or deliver files to investor and servicing systems, as applicable
- Evaluate processes and procedures for efficiency opportunities and implement process improvements
- Prepare reports giving executives visibility into daily closing and post-closing activity, cycle times and quality
- Manage and train junior closers and other employees, as required
- Maintain and update the Closing Policy and Procedure Manual
- Ad hoc projects, as assigned
Qualifications
- Deep knowledge of mortgage closing concepts, practices and procedures
- Knowledge of Encompass a plus
- Strong working knowledge of MS office and Sharepoint
- Strong attention to detail and very organized
- Good aptitude for figures and accurate data entry
- Strong communication and interpersonal skills with an emphasis on customer service and stakeholder management
- Ability to work on multiple projects simultaneously, managing time and resources to ensure work is completed efficiently within established timeframes
- Demonstrated ability to maintain confidentiality and use discretion in daily activities
- Ability to work in a fast paced environment under pressure with tight deadlines and constant interruptions; Ability to flexibly adjust priorities in a changing environment
- Self-motivated team player with a strong work ethic and high level of personal accountability
- Positive personality with a high level of integrity
- Valid drivers license
Education & Experience
- Bachelor’s degree from an accredited college/university preferred
- 1+ years of commercial and/or residential loan closing, post-closing, and/or title experience
